Selling your home can sometimes be a frustrating process, especially in today's market. There are basically two ways to sell your home. The traditional way by listing it with an agent or try and sell it yourself.

LISTING WITH AN AGENT:
When you list with an agent, they take care of everything. The marketing of your property including MLS, informing their fellow agents of your home, hold an open house or two, list it on their website, put a sign in your yard, notifying their current buyers about your home, help you negotiate with buyer's agents, take care of all the legal issues and paperwork, and assist with all the important details up until the transaction has closed.

Homeowners take this route to avoid paying an agent commission. The homeowner will put a sign in their yard, do their own advertising, possibly sign up with a FSBO company to help them promote and list their home on a FSBO website, do their own open houses, take all calls that may come in, and of course hope and pray they're following the laws and provide proper contracts if an offer comes in. 

They have to keep in constant contact with the buyers lender and closing attorney to make sure everything is being taken care of on the buyers end making sure the process is going smoothly. If something is missing from the contract or there is a problem with the home inspection, termite inspection, or anything else, it can be a stressfull situation and many FSBO sellers would vow never to do it again. Many will use the services of a Real Estate agent within a few months to a year from the time they put the house up for sale.
 
They may save some money, but the work that goes into selling a home is far more work than the ever anticipated. They still have to keep the house in showing condition and to make things worse, 98% of all buyers are working with a Real Estate agent. Many fear dealing directly with a FSBO purchase. Most buyers are looking on Real Estate Websites and not searching on FSBO sites. If they happen to drive by your home and want to see it, they will likely inform their agent. Their agent will contact you for a showing and the homeowner still ends up paying a 3% commission regardless.
