Here is a breakdown of our Property Management Services:
What we provide:
1. Marketing the property (advertising to public, MLS, and websites, numerous photos, video walk-through tour)
2. Lockbox included if desired.
3. Leases to include credit check, employment and previous landlord references
4. Management Services available 7 days a week. Emergencies handled promptly and invoices will be provided to you. Preventative we will provide you with a quote and work completed per your approval.
5. Lease renewals
6. Quarterly drive by exterior inspections.
7. Evictions will be handled by attorney and billed on a case by case basis
8. Rent checks to be collected and funds paid monthly to owner by mail or direct deposit.
THERE ARE NEVER ANY UP FRONT FEES FOR RENTING YOUR PROPERTY.
1. Complete a credit check
2. All data reviewed by owner and they make final approval
3. One month deposit due upon approval to hold property
4. $200 minimum pet deposit, per pet and can go as high as $500.
5. $50.00 late fee for rents paid after the 5th

Exterior lawn and landscaping
Exterior roof and siding
Interior furnace and filter cleaned
Toilets, faucets and plumbing checked for leaks
Smoke detectors working
Overall condition of the property with photos
Appliances in working condition
